What time does the tour start and how long is the tour?
The limo will pick you up around 11:30am, take us to a well known
restaurant for brunch and orientation, followed by a maximum 3 hour
open house tour. So the overall time will be approximately 4 1/2 hours.
If you have the time to look longer, we will set up 'by appointment
only' viewing of other homes as well. We can always customize your
tour.
•
What if I only want to see one or two houses and really don't have
time for 3 hour tour?
No problem! We will work around your time frame. We can set up an
appointment to view any property at your convenience.
•
Is there a charge for this tour or finding me a house?
Aside from the fully refundable online deposit, absolutely not. Realtors
work on a commission based on the sale of a house. The commission
is paid from the seller's broker.
•
I already have an agent working for me, can I bring her on the tour
with me?
Unfortunately, the tour is for clients who are willing to use me as their agent to represent them.
•
Do I need to be pre-qualified or a pre-approval letter from my lender?
Good question! Yes, most sellers will not entertain any offers without
an attached pre-approval letter from your lender. If you don't have
a lender, click on the First Capital link below and they can get you
pre-qualified.
•
Why do you need a deposit for the tour?
I will be reserving a stretch limo for your tour and spending hours
setting up the itinerary for you. Plus, the deposit is 100% refundable
with the closing of an escrow transaction through us. Also, the purpose
of a deposit is to avoid others who are not serious buyers taking
up quality time I need to spend with you, the serious buyer.
•
What if there is a house I want to see and they aren't doing an open?
That isn't entirely unusual, especially with million dollar plus homes.
Some sellers will only do 'by appointment only'. I'll make that appointment
in advance with the listing agent or seller for you to see the house
during the tour. This is one more aspect of how I work for you.
•
What if after the tour I find a house without you?
You should contact me immediately. You are going to need a professional
Realtor to represent you through an extensive transaction and someone
who can negotiate an offer for you. I am going to do everything I can
to make sure you will be 100% happy with your purchase. That is why we
offer under the Prudential umbrella, our own escrow company, title
company and mortgage lender to see you through your closing.
•
Will all the open houses be Prudential listings?
No, not at all. I have complete access to all properties and open
houses. I am concerned about finding you the perfect house.
•
I need to sell a home first, can you help me?
Absolutely! I can list your home, put in the MLS and online
and do everything from advertising your home to holding open houses
for you. I will help you through the correct stages of listing your
home and looking for other properties so your move is a smooth transaction.
